Can you get a grant for a new roof in Ireland?
Answer
There is no direct government grant for replacing roof tiles or slates in Ireland. However, if you combine your roof replacement with an insulation upgrade, you can claim SEAI grants of up to €2,000 for attic insulation (or up to €2,500 for first-time buyers and qualifying welfare recipients from March 2026).
That is the direct answer. Here is the fuller picture.
The SEAI — Sustainable Energy Authority of Ireland — runs grant schemes for energy upgrades to homes. These grants pay for insulation, heat pumps, windows and other improvements that reduce your home's energy use. They do not pay for tiles, slates, felt, battens or any purely structural roofing work.
So where does a roof replacement fit in?
When you strip a roof, you expose the attic fully. That is the perfect time to install or upgrade attic insulation. Doing it then costs less because the scaffolding is already up and the access is easy.
If you have an SEAI-registered contractor install the insulation at the same time, you can claim:
- **Attic insulation grant:** €2,000 (detached) / €1,300 (semi-D) / €1,200 (mid-terrace)
- **Rafter insulation grant:** up to €3,000 through the One Stop Shop scheme
- **Enhanced grants:** up to €2,500 for first-time buyers or qualifying welfare recipients
These grants were increased in February 2026 and are the most generous they have ever been.
Important rules to follow:
You must get SEAI approval before the work starts. You cannot claim after the fact. The insulation must be done by an SEAI-registered contractor. You can check the list at seai.ie.
There are also local authority housing grants for older homeowners on low incomes. The Housing Aid for Older People grant covers essential repairs including roofs. Check with your local county council.
