The cheapest roof type to replace in Ireland is a small flat roof — such as on a garage, shed or single-storey extension. A 20–30 m² flat roof in EPDM rubber or felt costs €1,500–€3,000 fully installed. That is far less than any pitched roof replacement.
For pitched roofs on full houses, a terraced house with concrete tile is the cheapest option, typically coming in at €5,000–€7,500 including skip hire and VAT.

Flat roofs on small structures
Flat roofs on garages and extensions are cheaper for three reasons. The area is small. Scaffolding is not needed, or a simple working platform suffices. And flat-roof installation is faster — a crew can complete a garage roof in one day.
Felt (torch-on) is the cheapest flat-roof material at €60–€90 per m² but has the shortest lifespan at 15–25 years. EPDM rubber costs slightly more at €90–€120 per m² but lasts 30–50 years. Over time, EPDM is cheaper per year of use.
Terraced houses on pitched roofs
Terraced houses have the smallest roof footprints and share side walls. That means less material and, critically, simpler scaffolding. You usually only need to scaffold the front and rear, which saves €400–€800 compared to a detached home.
