The cheapest way to reroof a house in Ireland is to use concrete tile, book in autumn or winter, combine the job with insulation, and get at least three written quotes.
Done this way, a semi-D re-roof can come in at €7,000–€9,000 including scaffolding — roughly €3,000–€5,000 less than the same job in peak summer with a premium material.
Here is how each saving works.
Choose concrete tile. At €60–€90 per m², concrete tile is Ireland's most affordable pitched roof material. It lasts 40–60 years and is easy to source. Choosing it over natural slate saves €4,000–€6,000 on a semi-D alone.
Book off-peak. Spring and summer are the busiest months for roofers in Ireland. Demand is high and prices can carry a premium. Booking in October, November or January means better availability and sometimes a 5–10% saving on labour.
Combine it with insulation. If you need attic insulation anyway — and most homes over 15 years old do — doing it while the roof is stripped saves you one scaffolding hire. More importantly, you can claim an SEAI grant of up to €2,000 toward the insulation cost. That money goes straight off your net bill.
Get three written quotes. Three quotes on the same semi-D re-roof commonly span a range of €2,000–€3,500. Comparing them carefully means you pay a fair price, not the highest one.
One saving that is not actually a saving: an overlay — re-tiling over the existing structure without stripping it. An overlay costs €1,500–€3,000 less upfront. But on any roof over 25 years old, hidden rotten timbers are likely. An overlay puts new tiles over a failing structure. When those timbers fail later, the cost to undo and redo the work is far greater than if you had stripped properly in the first place.
The cheapest roof is a properly done one that does not need to be redone.
